Central Texas sun, heat, and driving rain take a toll on exterior paint. Peeling, fading, and chalking are not only cosmetic. They expose the wood and siding underneath to moisture and UV, and replacing trim costs a great deal more than painting it did. Paint is the cheapest maintenance you can do on the outside of a house.

How Often a Texas House Needs Painting

Around seven to ten years for most homes here, though south and west elevations usually fail first because they take the most sun. If you are seeing chalk on your hand when you wipe the siding, or the color has gone noticeably flat on one side of the house and not the others, you are due. Waiting past that point turns a paint job into a carpentry job.

The Prep Is the Job

A paint job is only as good as what happens before the paint. This is where a cheap bid and a real one separate.

• Pressure wash the whole exterior
• Scrape loose material and sand the edges so transitions do not telegraph
• Replace rotted trim, fascia, and soffit
• Caulk every gap
• Prime all bare wood

Wood Repair Before Paint

We replace rotted trim, fascia, and soffit before painting rather than caulking over it and hoping. Rot spreads, and painting over soft wood hides the problem exactly long enough for it to get worse. Since we are a roofing company, fascia and soffit are familiar territory, and we are already up there.

Paint Built for This Climate

We use exterior paints rated for UV and heat, because a product that performs fine in a milder climate will fade and chalk here. Color choice matters more than people expect too. Deep saturated colors on a south-facing wall in Central Texas fade faster than lighter ones, and we will say so before you commit to it.

What Exterior Painting Costs

Price depends on square footage, how many stories, how much prep and wood repair the house needs, and how many colors are in the scheme. A house that has been maintained costs less to paint than one that was let go, sometimes considerably. We walk the whole exterior and give you a written estimate broken out by prep, repair, and paint.
