What a Roof Inspection Includes

We work the whole roof, not just the spot you called about.

• Shingles, for curling, cracking, and granule loss
• Flashing at every wall, chimney, and vent
• Pipe boots, which crack in Texas UV long before shingles wear out
• Valleys, ridge cap, and drip edge
• Gutters, including what the granules in them are telling us
• The attic and the underside of the decking where we can reach it

What a Roof Inspection Costs

Ours is free. Plenty of companies in Central Texas charge somewhere between 150 and 400 dollars for one, and some roll that fee into the job if you hire them. We do not charge either way. You are not buying the inspection, you are deciding whether to hire us for the work, and you cannot make that call without knowing what is actually wrong.

You Get Photos and a Written Report

Every finding comes with a photograph of your roof, not a stock image.

• You keep the report whether you hire us or not
• If you want a second opinion, you have something specific to hand the next roofer
• If a door knocker tells you otherwise next month, you have it in writing

When You Should Get One

• After any hail or high wind event, because claims have deadlines
• Before you buy or sell, since roof age drives the negotiation
• Every couple of years once the roof passes ten
• Any time a stain appears on a ceiling

Same Day Inspections for Active Leaks

Water coming through a ceiling does not wait for a schedule. We run same day roof inspections across Leander, Cedar Park, Round Rock, and Georgetown so you find out what is happening before the next rain makes it worse. If the fix is small, we often carry what we need on the truck and can handle it while we are there.

If Your Roof Is Fine, We Say So

Plenty of roofs we look at have years left. When that is the answer, that is the answer you get, in writing. An inspection that ends with "you are fine, see you in two years" is a good outcome for both of us.

How Long It Takes and What Happens Next

Most residential inspections take 45 minutes to an hour on the roof, plus time in the attic where we can get to it. We walk you through what we found before we leave rather than emailing a report and disappearing. If work is needed you get a written price broken into line items, so you can see what each part costs instead of one number at the bottom. Nothing gets scheduled until you say so.

Storm Damage and Insurance Claims

Hail and wind damage is an insurance question before it is a roofing question, and the documentation has to come first. Patching before anything is recorded can cost you the claim. Our inspection gives you dated photos and measurements to open one with. Haydn handles the insurance communication from there, so you are not the one explaining shingle bruising to an adjuster who has already made up his mind.
